Grand Lake is one of those neighborhoods where the more you explore it, the more you find. Defined by Grand Avenue on one side and Lakeshore Avenue on the other, it wraps around the southern edge of Lake Merritt and packs more into a few square miles than most neighborhoods twice its size. Farmers market on Saturdays, a three-mile lake loop, a rose garden most people don't know exists, and homes at every price point.
Who it’s for
Grand Lake works for a surprisingly wide range of buyers. Families who want walkability, good schools, and a strong community feel. First-time buyers and downsizers who want to get into Oakland without stretching for a single-family home — there are condos near the lake selling in the $300Ks. And move-up buyers looking for a stately home with character and history.
The one caveat: there's no BART station in Grand Lake. If you're a daily BART commuter, factor that in. If you're car-dependent or work remotely, it's a non-issue — freeway access is easy and parking is generally manageable outside of weekend farmer's market hours.
The Housing Stock
Grand Lake has one of the most varied housing stocks in Oakland. The signature homes along Lakeshore are large and stately — a beautiful mix of Craftsman bungalows, Colonials, Tudors, and Spanish Mediterraneans. The Lakeshore Homes Association, established in 1917, is one of the oldest HOAs in the East Bay — a nod to just how established and proud this neighborhood has always been.
Closer to the lake you'll find condos that are ideal for first-time buyers and downsizers, with one-bedrooms selling as low as $300K. Larger single-family homes top out around $2M. It's genuinely one of the most accessible entry points into a great Oakland neighborhood.

The hidden gem most people miss, Morcom Rose Garden
One block off Grand Avenue on Jean Street sits one of Oakland's best kept secrets, a 7-acre formal rose garden established in the 1930s with over 2,300 rose bushes, winding paths, stairways, and a reflecting pool. Most Grand Lake residents know about it. Almost nobody outside the neighborhood does. Bloom season runs from late April through October.
Honest tradeoffs
Because freeway access is so easy, the parking lots in and around the neighborhood can be targets for car break-ins. It's worth being aware of — don't leave valuables visible. The neighborhood itself is safe and well-established, but like anywhere in Oakland, a little common sense goes a long way.
