Temescal, Oakland
All the walkability and energy of Rockridge — without the Rockridge price tag.
Temescal is what happens when a neighborhood has everything going for it — great food, a real bar scene, community energy, cute houses — and hasn't fully priced out the people who make it great. If you want to be in the mix in Oakland without stretching your budget to its limit, this is worth a serious look.
Who it’s for
Temescal is a great fit for buyers who want walkable neighborhood amenities but don't quite have the budget for Rockridge. You're still centrally located, still close to transportation, and still walking to dinner on a Tuesday night — you're just paying a bit less to do it.
It draws a younger crowd, people who appreciate a neighborhood with edge and personality over polish. If you like Off the Grid food trucks, neighborhood banter, and a street that feels alive, Temescal delivers.
The Housing Stock
Most of the housing here is California bungalows built in the 1910s and 1920s — wide front porches, detailed woodwork, exposed rafters, typically around 1,200 sq ft. There are larger homes in the mix too, but the bungalow is the signature housing type and they're genuinely beautiful. If you appreciate craftsmanship and character over square footage, Temescal delivers.
Local favorites
This neighborhood punches well above its weight for food and local spots. A few personal favorites:
Burma Superstar
The date night spot. Worth every minute of the wait.
Kansai Sushi
A family favorite — consistently excellent.
Bakesale Betty’s
The fried chicken sandwich. Lunch. Done.
Temescal Alley
Toss your name on the chalkboard, get a haircut, enjoy the banter.
The Avenue
Get your courage up here before heading next door.
Tattoo 13
Where I got my wife's name in green and gold flames. No regrets!
Honest tradeoffs
You're sitting between Rockridge BART and MacArthur BART stations — walkable to both, but not right on top of either the way Rockridge is. And there's no neighborhood grocery store equivalent to the one in Rockridge, so you'll need to plan around that.
But honestly? You're in a cute house, you can walk to almost everything else, and you're in the mix in one of Oakland's most characterful neighborhoods. For most buyers that tradeoff is more than worth it.
